Strong activity on homes selling for under $500,000

Properties selling for $500,000 or less have accounted for 57% of all transactions in May, and 54% year-to-date. There have been 227 transactions under $500,000 year-to-date through May, of which 92 have been bank sales.

Eagle County also had 8 transactions with a sales price of $4 million or more in May. The highest residential sales were sold in Vail; a Chalets at Lodge at Vail selling for $12.5 million, and an $8.15 million property selling at One Vail Road.

With a combination of the numerous properties under $500,000 and the high end transactions, Eagle County’s overall average sale price is $996,244.

INSURING YOUR NEW HOME

Before you buy a home, it’s important to find out about the property’s insurance status. From the moment you and the seller execute an agreement of sale, you have an insurable interest in the property. These days, 2 out of 3 homes are underinsured, so you want to make sure that the property has adequate insurance before you move forward on the agreement.

It’s also important to find out if you can get new insurance once you are the owner. Before you sign an agreement, ask the seller to get a C.L.U.E. (Comprehensive Loss Underwriting Exchange) personal property report. A C.L.U.E. report details the kind of damage claims that were previously made on the home. If too many claims have been made, it could be costly or difficult to get new coverage.

Average sales price for Eagle County Real Estate is $1 million

The February real estate numbers for Eagle County had 82 transactions and just over $82 million in dollar volume, creating an overall average sales price of $1 million. These numbers remain on pace with 2010. While 45% of all transactions are still being sold for under $500,000, there were 5 transactions over $5 million that helped catapult our average sales price for the county to the $1 million figure. Bachelor Gulch had one sale in February selling for $8.9 million. Solaris in Vail Village continues to sell at an average price of more than $7 million with 3 sales in 2011 totaling $22 million. The Ascent is also playing a large role in the 2011 statistics with 19 sales totaling $10 million; the Ascent units are averaging $362 a square foot. Avon was the area with the most transactions in February with 18. There were 6 sales in Vail Village accounting for 80% of the total dollar volume in Eagle County. Just a quick run down of notable activity

East Vail had 4 closings at $377/square foot (which is about the same number of closings it has steadily had for the past 6 months, but with a price down from $437 and $431 in November and December). Booth Creek and the Golf Course remained quiet. Vail Village also reported no sales at all in January, which was very unusual. Apparently buyers went to Lionshead instead, since it had 4 properties sold in January at $1,532/sq. ft. (including 3 Ritz’s at $1,688 and 1 Montaneros at $1,065). Other than one sale in Potato Patch and one in West Vail South, all was quiet between Lionshead and Dowd Junction (no sales in Spraddle, Sandstone, Cascades, The Valley, Highland Meadows). Minturn had one property that closed in January; a lovely mobile home on Main Street for $187/sq. ft. Eagle-Vail had 4 sales that averaged $234/sq. ft., which is not much of a change in price or volume from the past several months. Avon saw its price per square foot rise in January, with 7 properties sold at around $313 (up from 7 sold in December, 2010 for $241). It is also worth noting that 4 of Avon’s 7 January sales were Ascent Residences. Beaver Creek had less than half the number of transactions close in January (3), then December (8), although the average sold price per square foot increased from $754 to $856. Bachelor Gulch’s price per square foot was also up—at $969/ sq. ft for the 3 sold in January. Arrowhead remained quiet with no sales, as did Homestead. Singletree had two sales at $270/sq. ft, which is a little better than the previous couple of months, but still very slow. Cordillera had one sale in January at $433/ square foot, which was quite an improvement over the past several sales, and appears to be a unique property (LEEDS certified). Bellyache Ridge had one bank-owned sale in January at $142/sq. ft. which was far lower than the average price per square foot has been in any of the past ten years I am tracking. This sale was one of the few that really caught my attention. Another one was a bank-owned sale in Eagle which amounted to $54/sq. ft. (and needed additional remodel completion.) Eagle Ranch once again saw a few sales (4) at about $175/sq. ft. which is interesting, because the last three months have shown the exact same average price per square foot.

2010 finishes the year well above 2009

Eagle County ended the year with 1,250 transactions, a 33% increase over 2009. Eagle County had nearly $1.5 billion in dollar volume in 2010, a 67% increase over last year.

While 41% of all transactions had a sales price of less than $500,000, there were 60 sales over $4 million which helped create the second highest average price-per-sale ever at $1,197,738; only 2008 was higher with an average price of $1,391,605.

New developments made a large contribution to the overall numbers in 2010. The following is a summary of sales in some of the larger new projects in the county:

• Westin:
$47,375,600 Gross Volume, $570,790 AVG PPU, $650 AVG PPSF, with 83 Sales in 2010

• Solaris:
$124,821,800 Gross Volume, $6,934,544 AVG PPU, $2,462 AVG PPSF, with 18 Sales in 2010

• Arrabelle:
$38,830,000 Gross Volume, $3,530,000 AVG PPU, $1,351 AVG PPSF, with 11 Sales in 2010

• Ritz:
$42,486,000 Gross Volume, $3,034,714 AVG PPU, $1,379 AVG PPSF, with 14 Sales in 2010 (This does not include the bulk sale of 45 Units for $110,890,000)


Single Family homes accounted for 34% of all transactions in 2010. The average price went down 4% from 2009 to $1.26 million in 2010.

There were 599 high-end condominium projects/multifamily homes that sold in 2010 accounting for 48% of the total sales, with an average sales price of $1.15 million. This is up $250,000 per sale over 2009.

Artist Teams up Vail Ski and Snowboard Museum


The Colorado Ski & Snowboard Museum located in Vail Village, is having a one-time fundraising opportunity and The Iverson Team wants to share it with you. If you decide to buy one of Erica's works, please let them know that The Iverson Team told you about this fundraiser!
Internationally known ski & snow artist, Erica Bannwart, has partnered with the museum for an art exhibit and sale; see image of her work above. THE GREEN BUILDING REVOLUTION

According to a new report by McGraw-Hill Construction (who tracks building industry trends), the U.S. green building market has expanded dramatically since 2008 and is expected to double its size by 2015. Vail International Dance Festival announces lineup for 2011

VAIL, Colorado — The summer stages of the Vail Valley will shine in 2011 as the Vail International Dance Festival returns July 31 throu Aug. 13 with 17 performances over the two-week showcase of the world's best dance.

A highlight of the festival includes the worldwide debut of New York City Ballet's new touring company, Moves, led by City Ballet Ballet Master-in-Chief Peter Martins. Moves will open the festival with three different appearances on Sunday, July 31, Monday, Aug. 1 and Tuesday, Aug. 2.

For the festival's opening night July 31, NYCB Moves presents its first program featuring the George Balanchine masterpiece “Duo Concertant” and the Jerome Robbins classic “Dances at a Gathering.”

Vail's Vonn wins Worldcup Downhill

ALTENMARKT-ZAUCHENSEE, Austria — Lindsey Vonn won a women's downhill Saturday, earning her fourth victory of the season and moving within four victories of Anja Paerson's record of 41 World Cup titles.

Vonn, the three-time defending overall champion, skied well off course in a sharp right turn but recovered to finish the 3-kilometer Kaelberloch course in 1 minute, 46.39 seconds.

Sweden's Paerson placed second, 0.43 behind the American, to earn her first podium finish of the season.
