Eagle County’s high end properties continue to sell

Six properties with a sales price of over $4 million sold in November. This brings the total of homes sold in Eagle County over $4 million to 41 for the year. These high end sales in 2010 represent 25% of the overall dollar volume in the county. Many of these sales were from the Solaris project in Vail Village, in which we’ve seen 16 sales, averaging $7.4 million.
Eagle County had $113,577,217 in dollar volume this November, bringing the total dollar volume for the year up 38% over the total dollar volume in 2009 of $82,428,395. The year to date total dollar volume in 2010 reflects a total of nearly $1.4 billion, up 71% over the dollar volume year to date in 2009. Transactions in 2010 were up 37% year to date over 2009, 1,153 compared to 843.
Multifamily homes continue to be the largest selling market sector with 555 transactions year to date, 54% of the total market. Single family homes follow closely with 396 transactions year to date, 39% of the market. Vacant land consists of 7% of all Eagle County sales.

• Average sales price was $1,014,082
• Vail Village had 16% of the overall dollar volume
• East Vail had the most transactions with 10

Beaver Creek Resort Opens More Lifts and Terrain and Extends Lift Hours on Saturday, Dec. 18


Beaver Creek, Colo.—Dec. 16, 2010—Beaver Creek Resort will have all 25 lifts operating and skiers and riders will gain 30 more minutes on the slopes as lifts will open at 8:30 a.m. on Saturday, Dec. 18.Terrain will also expand to 1,400 acres.

The following lifts will open for the season on Saturday, Dec. 18:
• Highlands Lift (Chair 2), providing access to great beginner level terrain;
• Elkhorn Lift (Chair 14), offering uphill access to Bachelor Gulch or the main mountain; and,
• Arrow Bahn Lift (Chair 17), for uploading and downloading only. Designated trails off the top of the Arrow Bahn Lift will allow access to Bachelor Gulch. Skiers and riders may return to the base of Arrowhead by downloading the lift. Additional terrain will open as conditions permit.

Terrain Park enthusiasts also have two park options including Park 101, an entry level park that contains small jumps, boxes, rails, and stall features designed for beginner riders and skiers to learn how to ski and ride in a terrain park. Zoom Room is a medium sized park designed to flow through a variety of different and unique features including boxes, rails, log-slides, stall features, and smaller jumps. Both parks are accessed by riding the Cinch Express Lift (Chair 8).

Broken Arrow Restaurant opens for the season on Saturday, serving pizza, soups, salad, burgers and sandwiches inside.

October numbers remain above average for 2010

Year-to-date through October 2010, we’ve averaged $127,497,632 in dollar volume each month and 104 transactions for an average sales price of $1,224,761.

The month of October sales volume of $134 million was slightly above the average monthly dollar volume in 2010. October was also slightly above the annual average transaction numbers with 115 for the month.

Lionshead continues to be the area with the highest dollar volume and accounts for more than 25% of the overall market. Eagle has the highest transaction number for the month with 15.

In October there were 7 properties that sold for more than $4 million; the highest was a Village Walk property with a sales price of $6.65 million. This was one of two Village Walk properties that sold for more than $5 million in October; the other had a sales price of $5 million.

With the sale of the Village Walk properties, the total number of properties that have sold for over $4 million in 2010 is 51. In 2009 there were just 23 properties for the entire year.

The property that sold for the highest price per square foot in October was a Ritz Carlton unit at $2,042 per square foot. The single family home that sold with the highest dollar volume per square foot was a Skywatch property at $979 per square foot.

Another area of our market that has continued to grow is bank-sales. Eagle County had 16 bank-sales in October bringing the year to date total to 82 transactions. To help put this in perspective: in 2008 there were 4 bank sales and in 2009 there were 17.

October Highlights:

• The average price per square foot for all residential units is 503.
• Nearly one-half of all transactions have been multifamily homes accounting for 48% of the market.
• Forty percent of all transactions in the county were under $500,000.

After surpassing the 100” mark for season-to-date snowfall this morning – nearly seven weeks earlier than last season – Vail announced today that it will open Blue Sky Basin this Friday, Dec. 3, bringing the resorts open skiable terrain to 4,308 acres this season.

It may not be winter officially yet, but when we were walking to a meeting in Vail yesterday to preview the new Four Seasons Hotel/Condominiums, which is set to open on December 13th - are are awesome, the snow was blowing straight into my face! Certainly was exhilerating!

• Recent snowfall has allowed Vail Mountain operations crews to expand their opening day plans VAIL, Colo. – Nov. 15, 2010 – With nearly a foot of new snow over the weekend at mid-mountain and snowmaking conditions prime for lower elevations, Vail Mountain operations crews plan to open more lifts and terrain than initially anticipated with approximately 550 acres of skiable terrain on opening day, Friday, Nov. 19. “The recent storms have been a huge help to our snowmaking and grooming crews who have been hard at work to provide our guests with the best opening day and early-season terrain offering we’ve seen in the last few years,” said Chris Jarnot, senior vice president and chief operating officer of Vail Mountain. “We’re looking forward to getting the 2010-2011 season started and will provide additional updates over the next few days.” Beginning at 9 a.m. on Friday, Nov. 19, guests to Vail will be able to access the mountain from both the Vail Village and Lionshead base areas through the Vista Bahn Express Lift (#16), the Born Free Express Lift (#8) and the Eagle Bahn Gondola (#19). Skiers and riders will also have access to the following lifts and portions of terrain in these areas: Avanti Express Lift (#2) Wildwood Express Lift (#3) Mountaintop Express Lift (#4) Little Eagle Lift (#15) Additional lifts and terrain will open as conditions permit. DON'T MARKET YOUR HOUSE BEFORE IT IS READY

Listing your home for sale before doing the necessary preparation can be a costly mistake. Sellers who put their homes on the market before making essential repairs usually wait longer for the home to sell, and it usually sells for less.
Some sellers reduce the sales price to compensate for less-than-attractive conditions or credit the buyers at the settlement for needed repairs. This approach is only attractive to buyers who are looking for a bargain and have the time and skills to fix up a property. Most buyers can't visualize a home's potential, have little remodeling experience, and are turned off by the thought of such a project.

Statistics compiled by real estate firms around the country indicate that the majority of responses to Realtors' advertising come from calls generated by yard signs, and more buyers come from "sign inquiries" than any other marketing strategy.
A yard sign advertises that a house is for sale. It informs not only potential buyers, but also the neighbors. Often a neighbor will call about a property because they have friends, colleagues or relatives whom they would like to have move into the neighborhood. And it's not uncommon for a neighbor's inquiry to result in a sale. Prospective buyers who call for an appointment after seeing a yard sign already have a positive response to the exterior of the house and are eager to see the interior.
